New lab space and new arrivals drive growth at Cambourne Park Science & Technology Campus

Cambourne Park Science & Technology Campus continues to build momentum as a premier destination for science and technology businesses with its latest arrival - 42 Technology (42T). The product design and innovation consultancy has confirmed its move to the Campus, taking 17,200 sq ft in Building 1020, marking another significant step in its ongoing growth and expansion.

42T, which specialises in developing cutting-edge technology solutions across life sciences, medtech, consumer, energy, and industrial sectors, will now benefit from the Campus’s dynamic environment and world-class facilities. The company has been at the forefront of innovation for over two decades, helping global brands and disruptive startups bring breakthrough products to market.

Sue Smith, Chief Financial Officer at 42T, highlighted the importance of the move: “This marks a significant and exciting milestone for 42T as we continue to expand. To achieve our ambitious growth targets, we need a workspace that is both flexible and inspiring. Cambourne Park Science & Technology Campus provides best-in-class facilities in a prime location, enabling our team to thrive and innovate.”

The arrival of 42T follows another major commitment to the Campus by leading agronomy specialist ProCam. The company has reaffirmed its presence by signing a five-year lease for 4,300 sq ft of space in Building 2030, relocating from its previous premises in Building 2020.

ProCam’s decision to remain at the Campus highlights Cambourne’s ability to support the evolving needs of its occupiers with flexible solutions that enable growth and adaptation. With a UK turnover that has doubled over the past decade, ProCam exemplifies the kind of innovative organisations choosing the Campus as a base of operations.

The relocation also creates a potential future opportunity to repurpose the vacated space in Building 2020 into additional fully fitted laboratory facilities, aligning with the Campus’s strategy to attract and accommodate more life sciences businesses.

And, in line with that strategy, momentum continues apace with the conversion of 10,109 sq ft of ground floor office space within Building 2020 into fully fitted laboratory and write-up space. Available now, the newly converted labs - four individual units of 1,990 sq ft which can also be combined to suit requirements - offer high-specification, flexible lab and write-up space designed to support pioneering research and development.

High level specification includes:

  • Open plan laboratories.
  • Mix of fixed (perimeter) and mobile (peninsular) benching.
  • Six air changes per hour (minimum).
  • Ducting for fume cupboards.
  • Piped gas (Nitrogen, Oxygen and Compressed Air) provided from a central gas store.
  • Separate lab water system.
  • Temperature range from 20C +/- 2C.
  • Open plan write up / office areas with meeting rooms delivered to an enhanced Cat A specification.

These flexible lab and write-up spaces can be adapted to meet the needs of a wide range of science and innovation companies, making Cambourne an ideal location for businesses looking to scale their operations. With its sleek, modern design and top-tier infrastructure, Building 2020 is poised to become a leading destination for innovation both within the Campus itself and the wider Cambridge Cluster.

Ian Harris, Director of Asset Management at Ironstone Asset Management, Life Science REIT’s investment adviser, noted: “Our plans to reposition Cambourne Park Science & Technology Campus as a science and technology destination are now bearing fruit. The addition of innovative businesses like 42T is building a critical mass of life science and technology businesses which is key to attracting new occupiers to the Campus.”

“In addition to attracting new occupiers to the Campus, supporting existing occupiers, like ProCam, with their space requirements as they evolve is a key element of our strategy. In addition, ProCam is a great example of the diversity of life science occupiers we are attracting to the Campus.”s

With its rapidly expanding roster of industry leaders, cutting-edge facilities, and a forward-thinking approach to sustainability and collaboration, Cambourne Park Science & Technology Campus is cementing its status as a prime destination for businesses looking to push the boundaries of innovation.

Strategically located just a short journey from Cambridge, on an attractive 50-acre scenic site, the Campus already hosts over 40 dynamic companies including industry heavyweights like Carl Zeiss, MediaTek, and Rakon. These firms are at the forefront of sectors crucial to the UK economy, from medical research technology to semiconductor manufacturing.
