Cambourne solidifies its status as science and technology hub

Cambourne Park Science and Technology Campus is rapidly becoming the go-to destination for innovative companies looking to make their mark.

Located on an expansive 50-acre scenic site, the campus already hosts over 40 dynamic companies, including industry heavyweights like Carl Zeiss, MediaTek, and Rakon -  firms are at the forefront of sectors crucial to the UK economy, from medical research technology to semiconductor manufacturing.

Now, the Campus is undergoing a sustainable retrofit to include additional high-quality lab and tech bench space and enhanced lifestyle amenity, making it the perfect environment for innovation and growth.

Spearheaded by dedicated science and tech investor

The campus is owned by Life Science REIT, a specialist investor dedicated to the science and technology sectors.

Founded in 2021, Life Science REIT manages over 600,000 sq ft of real estate across Cambridge, Oxford, and London, serving more than 30 customers. Its developments focus on creating optimal environments for science and technology innovations to thrive, with a strong commitment to reducing environmental impact which is evident in the company’s sustainability targets:

  • Achieving net zero carbon by 2040 for scopes 1 & 2, and by 2045 for scope 3*.
  • Attaining EPC ratings of A or B for all new buildings.
  • Promoting biodiversity net gain and zero waste to landfill.

*Scope definition: Scope 1 are those direct emissions that are owned or controlled by a company, whereas scope 2 and 3 indirect emissions are a consequence of the activities of the company but occur from sources not owned or controlled by it.

And at Cambourne Park Science and Technology Campus specifically, it will:

  • Produce an embodied carbon assessment to target further action.
  • Launch a net zero carbon pathway.
  • Deliver the first fully electric lab at Cambourne.

Top-tier lab space for the next big breakthrough

As well as its laser-sharp focus on sustainability, Life Science REIT is actively supporting its current and future occupiers and enabling scientific activity by providing buildings that facilitate medical innovation, encourage collaboration, and enhance wellbeing.

 Building 2020

The ground floor east wing of Building 2020 is currently undergoing fit out to create state-of-the-art wet laboratory facilities which will result in up to 10,109 sq ft of newly converted, fully fitted laboratory and write-up space across four suites. The flexibility of the space enables suites to be combined for larger requirements as appropriate. The newly fitted labs will include:

  • Open plan labs with a minimum of six air changes per hour and a temperature range of 20C +/- 2C.
  • A mix of fixed and mobile benching, lab sinks, and ducting for fume cupboards.
  • Comprehensive power and data infrastructure, piped gases (Nitrogen, Oxygen and compressed air), and a dedicated lab water system.
  • Cat A open-plan office and write-up areas with meeting rooms.

Shared amenities in Building 2020 include:

  • A new kitchenette/tea point in the main reception.
  • Bike storage and electric car charging points.
  • WCs and showers.
  • Segregated external waste storage.

Enhancements for a people-centred campus

Plans are also in place to add several new amenities to the campus, aimed at enhancing the occupier experience:

  • A permanent on-site café with outdoor seating overlooking the picturesque lake.
  • An occupier engagement app to keep everyone updated on events and campus news.
  • A nature trail to encourage enjoyment and engagement with the campus’s natural surroundings.

Circumvent Cambridge congestion

In addition to this exciting progression, one of the campus’s biggest draws is its location.

Just seven miles from junction 14 of the M11 and seven miles from the University of Cambridge West Campus, it offers the perfect balance of proximity to the city’s vibrant ecosystems and relief from its notorious traffic congestion.

This strategic location not only ensures easy access to Cambridge’s renowned research, investment, and talent pools but also provides ample on-site parking, making daily commutes hassle-free.

Where innovation meets opportunity

With its unbeatable ‘big-three’ combination of location, powerhouse neighbours, and a strong commitment to sustainability, Cambourne Park Science and Technology Campus is the ultimate hotspot for cutting-edge companies.

Ian Harris, Director of Asset Management, Ironstone for Life Science REIT, said: “We are committed to cementing Cambourne Park Science and Technology Campus’s status as a premier location for science and technology ventures.

“It’s unique blend of high-quality facilities, peaceful environment, and sustainable transformation, is attracting more and more internationally renowned occupiers, making it stand-out as an ideal choice for those looking to thrive in excellent company in the science and technology sectors.”
